RENTAL AGREEMENT

1.1 Signatory - The person signing the application form signs on his / her behalf and on behalf of every other person using the accommodation during the rental period.

1.2 Arrival and Departure - The property will be available for occupation at 4.00 p.m. local time on the day of arrival. Guests will be expected to vacate the property by 10.00 a.m. local time on the day of departure. These requirements are to permit cleaning and preparation of the property between guests.

1.3 Nuisance - The guests will not do anything that in the opinion of the General Manager of Royal Palm Bay constitutes a nuisance or interferes with the quiet or general comfort of other residents.

1.4 Loss Damage or Personal Injury - The parties to these conditions undertakes to treat the accommodation, its furniture, fittings, utensils and other facilities such that on their leaving they remain in reasonable condition. Applicants will make good or pay for any loss, damage or breakages. The renter is required to provide a credit card at the time of check in which will be charged if the management company report any loss, damage or breakages. Neither the Owner nor the Management Company will be liable for any personal injury, death or loss or damage sustained by the applicants unless it arises from negligence. Applicants are strongly advised to take out holiday insurance to cover them for their stay.

1.5 Payment - Full payment for the reservation is to be made not later than 60 days prior to using the accommodation. For bookings made more than 60 days in advance, a deposit of £50 will be required.

1.6 Cancellations - Applicants canceling a reservation before the rental period commences will be liable to the Owner for a proportion of the total cost of the booking in accordance with the following scale:

a) Cancellation between 49 and 60 days before commencement -deposit forfeit plus 20% of total cost.

b) Cancellation between 30 and 49 days before commencement -deposit forfeit plus 50% of total cost.

c) Cancellation between 14 and 30 days before commencement -deposit forfeit plus 80% of total cost.

d) Cancellation within 14 days of commencement - 100% of total cost.

1.7 Amendments to Reservations - Changes and amendments to reservations will be accepted at the discretion of the Owner and in accordance with these conditions of reservation.

1.8 Delayed or Missed Holidays - The applicants accept full responsibility for making travel arrangements to ensure their occupation of the property for the period reserved. The owner will not accept any liability for delayed holidays.

1.9 Pets - Animals are not allowed into the property.

1.10 The submission of the Rental Application Form to the Owners is an offer made by the applicant and does not have to be accepted by the Owners. The contract will be made when the Owners send a Booking Confirmation Notification to the applicant. The contract is legally binding on both parties in accordance with the conditions of rental.
